Shadow Creek Crossing Breaks Ground Signaling Mesquite’s Ongoing Retail Strength

Mesquite, Texas: The Shadow Creek Crossing commercial retail development broke ground at the corner of Faithon P. Lucas, Sr. Blvd., and Cartright Rd. near the acclaimed Solterra, Texas master-planned community on July 8th. City officials, including Mayor Daniel Alemán, Jr. and District 6 Councilmember Brandon Murden, joined developer Cypress Capital at a stakeholder ceremony to celebrate the addition of the new commercial space in the sought-after area and to welcome the retail center’s first tenant: McDonald’s.

Located in southern Mesquite, the $20 million development marks the resurgence of new investment in the area’s retail centers. “Mesquite has always had a strong retail market. We’ve had a banner year in attracting new employers from across the globe, creating more than 2,800 jobs. We expect the growth will ignite our retail market and further strengthen our occupancy rates,” said City Manager Cliff Keheley.

Mesquite’s recent growth was one of the main drivers for the timing of the investment. Seth Grubstein, President of Cypress Capital, said  “Shadow Creek Crossing is located right next to the city’s new luxury master-planned community Solterra, Texas. It is also near two high schools and is less than 1.5 miles away from several new job centers. The premium location is perfectly suited to become a hub of retail activity for all the families and new residents moving into the area.”

In addition to the McDonald’s, which is scheduled to open in the fall of 2024, two buildings totaling approximately 19,000 square feet of commercial space are scheduled to open in 2025. Multiple tenants including Starbucks, Dominos, Integrity Urgent Care and Hotworks have been secured. “As a local member of the community, I’m proud to be part of a new center that is driving investment, creating jobs and fulfilling the retail needs of our neighbors,” said Lisa Dribbens, McDonald’s franchise owner.
