Mesquite approves Shadow Creek Crossing commercial project

Mesquite has approved an agreement for the construction and development of a new retail project called Shadow Creek Crossing on nearly seven acres that could include a variety of retail stores and restaurant concepts. The property is owned by LF Gateway LP and is located next to John D. Horn High School at 3201 East Cartwright Road. The proposed development could include as many as six freestanding retail buildings and up to 57,500 square feet of leasable area.

The project is located in the area of Mesquite represented by District 6 Councilmember and Mayor Pro Tem Daniel Aleman. He said, “The approval of the Shadow Creek Crossing project is exciting news. There is tremendous growth happening in that part of our community and residents in this area have been waiting for new retail development.  I am excited about LF Gateway’s plan to bring new shopping and dining opportunities to South Mesquite.”  

Seth Grubstein, President of Cypress Capital, said, “At this time, the near-term growth of South Mesquite is undeniable, and I am very much looking forward to seeing dirt begin moving on the residential and industrial projects that surround this site. Mesquite is very business-friendly, city staff were a pleasure to work with, and I am confident that the businesses that call Shadow Creek Crossing home will find great success here.” He shared that the project, located at the southeastern corner of Cartwright Road and Faithon P. Lucas, Sr., Boulevard, adjacent to John D. Horn High School, will be developed by Cypress Capital, managed by TRIA Ventures, and leased by dba Commercial Real Estate. The estimated value of the improvements to the property is $16 million.  

The development of the site will include improved modifications to East Cartwright Road and the entrance to John D. Horn High School from Faithon P. Lucas, Sr., Boulevard as well as landscape enhancements and wrought-iron fencing for screening along the school’s entrance and campus.
