Local developer buys more land in Mesquite for industrial project

Dallas-based Dalfen Industrial has acquired nearly 40 acres in Mesquite for a new infill industrial development. The company bought its land along East Scyene Road, adjacent to Mesquite Metro Airport, for an undisclosed amount. John St. Clair and Jack Gail of Younger Partners brokered the sale. The seller of the parcels was not named.

A Dalfen Industrial spokesperson told the Business Journal Wednesday the company plans to build two new speculative warehouses on the vacant sites. The buildings will measure over 900,000 square feet in total and are expected to deliver by the end of the year. The company has been active in Mesquite in both the investment and development space. On the development side, Dalfen recently completed its twobuilding, 545,597-square-foot East Dallas Logistics Center. Located at 1440 & 1460 E. Kearney St., the two spec warehouses measure 407,195 square feet and 138,402 square feet respectively. They are both fully available for lease and are being marketed by Matt Dornak, Drew Feagin and Adam Jones of Stream Realty Partners.

On the investment side, Dalfen recently bought a 396,750-square-foot warehouse at 510 N. Peachtree Road in Mesquite. The property was built in 2001 and includes tenants such as Parker-Hannifin Corp. (NYSE: PH), which leased 144,750 square feet in August.

In an exclusive interview with the Business Journal in October, Dalfen Industrial President and Chief Investment Officer Sean Dalfen discussed his company's specialization in last-mile logistics properties and his plans to double the company's portfolio within the next 18 months to 10 million square feet.
