Development Opportunities Abound in Mesquite’s Trinity Pointe

Mesquite, TX – April 4, 2025 – The City of Mesquite is experiencing a surge in population and economic activity, centered around its Trinity Pointe area along I-20 in Kaufman County.

The U.S. Census Bureau released figures on March 13 that show that Kaufman County was the fastest-growing county in the State of Texas and the second-fastest growing county in the nation from July 2023 to July 2024.

“Mesquite’s Trinity Pointe is at the core of astounding growth, said Kim Buttram, Mesquite’s Director of Economic Development. “There is land and incredible opportunity available in this highly sought-after area.”

Development highlights include:

  • Talia, developed by the Nehemiah Group, will host “Bloomfest,”a public open house and celebration at 2 p.m. on May 3. Talia, a 612-acre new master planned community of 2,500 homes, is located in Forney ISD and includes 30+ miles of trails, a community lake and amenity center.
  • Polo Ridge, developed by Centurion American, is an 800-acre community overlooking the Trinity River valley. Some 1,000 “executive-level” homesites are under development.
  • Hundreds of new job opportunities in this area of Mesquite include positions at Hithium Tech USA, manufacturer of batter energy storage and at Real Truck, a manufacturer of accessories for trucks, Jeeps and sport utility vehicles.
  • Heartland Town Square seeing development with a new 7-11, Taco Bell and McDonalds opening at the southeast corner of FM 741 and I-20. The development offers more than 28,000 square feet of retail space near Heartland, Forney and Talty.
  • Just west of Trinity Pointe is where the future extension of the George Bush Turnpike East Branch will connect State Highway 190 from I-30 to I-20, along the Dallas County and Kaufman County lines. Projected completion is planned for the  mid-to-late 2030s.
